Deraignment of Plaintiff's Title. At the time of the commencement of this suit the Plaintiff is in possession of, and is the owner in fee simple of, the following described land in Orange County, Flonda ("Property"), to wit: THE NORTHWEST 1/4, THE WEST 15 FEET OF THE NORTHEAST 1/4 AND THE NORTH 8 FEET OF THE SOUTHEAST 1/4 OF LOT 21, J.S. LOCELESS AND J.R. SEWELL'S SUB- DIVISION, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK F, PAGE (~F PUBLIC RECORDS ORANGE COUNTY, FLORIDA LESS THE EAST 30 FEET OF THE NORTH 8 FEET OF THE SOUTHEAST 1/4 OF LOT 21, J.A. LOVELESS AND J.R. Plaintiff's title to the above described Property is derived by virtue of that certain Tax Dead issued on the May 26, 2016 from the Orange County Comptroller to the Plaintiff, and recorded on May 26, 2016 beadng Doc # 20160272498. A copy of said Tax Dead ("Tax Deed") is attached as Exhibit "A". 4. Claims of the Defendants. Prior to the recording of the Tax Deed, the record owners of the property were Defendants, ROSA L W. THOMAS and WILLIE M. TERRY, however, despite a diligent title search no deed conveying title to Defendants ROSA L. THOMAS and WILLIE M. TERRY were found. Nonetheless, these Defendants may claim an interest in the property as the previous owners, but their interest, if any, is subordinate and inferior to that of Plaintiff herein. 5. LOUISE DAVIS, FRANK JOHNSON, AND DOTTLE SIGLER may claim an interest in the Property by virtue of that certain Order of Summary Administration of the Estate of Hattie Williams recorded in O.R. Book 3261, Page 2396, Public Records of Orange County, Fiodda, but their interest, if any, is subordinate and infedor to that of Plaintiff herein. A copy of the Order of Summary Administration is attached as Exhibit "B . A Copy of that certain Warranty Deed granting an interest to Hattie Williams is attached as Exhibit "C". 6. THE UNKNOWN HEIRS AND BENEFICIARIES OF THE ESTATE OF ZEAK WlLUAMS AND HATFIE WlLUAMS, including LOUISE DAVIS, FRANK JOHNSON, AND DO'rFIE SIGLER may claim an interest to the property, but their interests are subordinate to that of the Plaintiff. 7. DRANNA M. POOLE may claim an interest in the Property by virtue of that certain Judgement/Certification of Delinquency against Frank Johnson, recorded in O.R. Book 5912, Page 4166 Public Records of" Orange County, Flodda, but her interest, if any, is subordinate and infedor to that of Plaintiff herein. A Copy of that certain Judgement/ Certification of Delinquency is attached as Exhibit "D". 8. CENTRAL FLORIDA EDUCATORS FEDERAL CREDIT UNION may claim an interest in the Property by virtue of that certain Default Final Judgement against Frank Johnson, recorded in O.R. Book 5835, Page 3000 Public Records of Orange County, Flodda, but its interest, if any, is subordinate and inferior to that of Plaintiff herein. A Copy of that certain Default Final Judgment is attached as Exhibit "E". 9. Unknown beneficiaries of the Defendants may claim an interest in the Property by virtue of intestate laws, but his/her interest, if any, is subordinate and inferior to that of Plaintiff. 10. Notices of the Tax Deed application end sale of the property were provided, in the manner required by law, to all those who were required by law to be notified. 11. Defendants, and all others with an interest in the property, either negligently failed to pay taxes or decided to not pay taxes on the Property. 12. Plaintiff was the successful bidder for the property with the successful bid amount, documentary stamps, and recording fees as shown on the Tax Deed. 13. hJI conditions precedent to this action have been met or waived. 14. Any and all claims, dghts, title, or interest of Defendants end/or any party claiming by, under, or through them to the real property described herein had bean extinguished by the Tax Deed descnbed herein; and Plaintiff is the true record title owner to the real property and the legal end equitable owner thereof in fee simple, and as such, is entitled to have its title to the real property quieted and confirmed by the Court under the provisions of ES. 65.081, 197.522(1)(d), and 197.552, Florida Statutes, with an immediate dght of possession pursuant to Section 197.562, Flodda Statutes. 15. Pleading in the alternative, Plaintiff request that if this Court determines that the Tax Deed title of Plaintiff is void as to Defendants, the Court determine in its final judgment that Plaintiff holds a good and valid lien on the Property for the amount of money paid by Plaintiff for the Tax Dead, plus costs of documentary stamps end recording the deed together with interest thereon, at the statutory rate, and the costs of this action, including attorney's fees and attorney's fees incurred on appeals. WHEREFORE, Plaintiff, being without remedy save in a court of equity, demands as follows: A. That upon final ruling, Plaintiff prays that it be granted a decree declaring it and its successors in title to be the owner in fee simple title to the property herein involved and described in this Complaint, as its interest may appear, and to have clear fee simple title thereto established, quieted, and confirmed in Plaintiff. B. That Defendants are required to set forth the nature of their claims in and to the above described real property and that all adverse claims by Defendants or those claiming by, through, under, or against Defendants, be determined by judgment of this Court to be null and void as against Plaintiff. C. That all right, title, and interest of Defendants and those parties claiming by, through, under, or against Defendants be forever quieted end confirmed in Plaintiff. D. FORMERLY KNOWN AS FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF ORLANDO may claim an interest in the Property by virtue of that certain Certificate of Title recorded in O.R. Book 4239, Page 1943, Public Records of Orange County, Florida, but it's interest, ff any, is subordinate and infedor to that of Plaintiff herein. A copy of the Certificate of Title ("Certificate of Title") is attached as Exhibit "E". 8. Notices of the Tax Deed application and sale of the property were provided, in the manner required by law, to all those who were required by law to be notified. 9. Defendants, and ell others with an interest in the property, either negligently failed to pay taxes or decided to not pay taxes on the Property. 10. Plaintiff was the successful bidder for the property with the successful bid amount, documentary stamps, and recording fees as shown on the Tax Deed. 11. ,~11 conditions precedent to this action have been mat or waived. 12. Any and all claims, dghts, title, or interest of Defendants and/or any party claiming by, under, or through them to the real property described herein had been extinguished by the Tax Deed described herein; and Plaintiff is the true record title owner to the real property end the legal and equitable owner thereof in fee simple, and as such, is entitled to have its title to the real property quieted and confirmed by the Court under the provisions of ES. 65.081, 197.522(1)(d), and 197.552, Fiodda Statutes, with an immediate dght of possession pursuant to Section 197.562, Flonda Statutes. 13. None of the lands constituting the subject matter of this suit ere held by the U.S. Government or by the State of Fiodda end said governmental bodies have relinquished or conveyed all of their dght, title or interest in and to said lands and each and every parcel thereof, by patent, statute or other appropriate actions, as shown by entry in the Public Records of Orange County, Florida. 14. Pleading in the alternative, Plaintiff request that if this Court determines that the Tax Deed title of Plaintiff is void as to Defendants, the Court determine in its final judgment that Plaintiff holds a good and valid lien on the Property for the amount of money paid by Plaintiff for the Tax Deed, plus costs of documentary stamps and recording the deed together with interest thereon, at the statutory rate, and the costs of this action, including attorney's fees and attomey's fees incurred on appeals. WHEREFORE, Plaintiff, being ([thout remedy save in a court of equity, demands as follows: A.
